We accompany sophisticated KNX Smart Home construction projects from the conception & e-planning to the move-in. In most of the projects presented here, the limits of technical feasibility were explored and real solitaires were created. To date, over 170 individual SFH and Smart Home Villas created.
Within a short space of time, we have established ourselves in the field of “smart home villas” and private individual family homes. We are now one of the leading contact points for high-end smart homes in Germany.

When putting together this compilation, we asked ourselves an important question right from the start: Which of our new Smart Home projects should we present here and which should we leave out? We have now made our decision: We’ll start with the very unusual smart home concepts & plans, which on the one hand have been very challenging and on the other a lot of fun.
All of the smart home construction projects presented here often went through the same process: the client approached us with all their preferences and ideas about how their future building should look technically and what it should be able to do. At the same time, there was already an architect and an interior designer (these are usually well-known offices), so that the planning basis was slowly emerging.
As the planning process progressed, HLS planners, garden and landscape planners, home cinema specialists, kitchen planners, pool planners and sometimes very special lighting planners were added. Additional specialists were required, especially when it came to the outdoor lighting of larger garden areas.
At this point, it must be explained that our topics “building system technology” with “network technology” and the entire “electrical engineering” touch on almost all trades of a smart home villa, regardless of whether it is the ventilation system, the ice storage heating or a complete spa area in the basement.
Superlative new-build detached house Villa B. in the south of Munich
A modern smart home villa for the very highest living standards has been built on the approx. 3500 m² plot in a very quiet residential area. The living space of the detached villa is 1048 square meters and is spread over 4 storeys.
As this project is subject to a non-disclosure agreement (NDA), we are not providing any detailed photos and the name of the house is under a pseudonym. This building combines the finest materials with high-quality interior design both inside and out. In addition to wonderful views with unique lines of sight from the upper floors and floor-to-ceiling windows, this detached house also impresses with an optimal spatial concept and spacious terraces in all directions. In addition, a 1520 sqm garden with a year-round heated outdoor swimming pool, ambient mood lighting and sound system leaves nothing to be desired.
The flowing transition without walls on the upper floor is worth mentioning: from the preparation kitchen through the kitchen to the living and dining area and the bar, the only separation is the sophisticated scenic lighting.
In the morning, the warming rays of sunshine can be enjoyed on one of the five terraces, at lunchtime it is the stunning panorama and in the evening the magnificent all-round view from the upper floors of the house. Living in the Smart Home Villa means living in a unique, exclusive atmosphere in the south of Munich.

CLIENT WITH THE HIGHEST STANDARDS AND VISIONARY IDEAS
Villa B. was something very special for us. The very first contact with the client clearly showed the direction in which this project was heading: we had never seen a 20-page PDF specification in this scope and depth of detail before.
The client had worked out many months in advance exactly what his future smart home villa should be able to do and how it should function. With the exception of a few details, all the wishes could be put into practice.
It was a challenge for us to select the most suitable hardware, program the complex logics and fully embed all functions in the KNX visualization.
As with most villas of this size, the burglar alarm control panel has the absolute upper hand over all other building functions. The connection to a local security service was just as important to the client as signal forwarding in the event of a fire.
A special situation on the upper floor is the transition from the preparation kitchen to the kitchen and the living and dining area. Very “versatile” luminaires were used in the lighting design here, which separate the areas spatially with targeted lighting via a few scenes despite the lack of walls.
The lighting system throughout the house comprises 417 controllable luminaires/light points/light strips.
New construction of a high-end smart home in Kronberg
An extraordinary one-off was created for a well-known singer northwest of Frankfurt am Main in the villa district of Kronberg. This project was also subject to a non-disclosure agreement, so we have refrained from taking detailed photos.
When it came to the technical equipment of the villa building, the focus was – as you would expect – on multimedia capability and, above all, multi-room audio in every room and also in the outdoor areas. In the basement, there is a music studio and a rehearsal/recording room for professional music recording. High-level security is provided by a concept created especially for the house, which includes complex camera surveillance with object recognition and classification and a burglar alarm center.
A spacious terrace with a view of the beautifully ingrown, west-facing garden symbolizes the combination of nature and living for the very highest standards. The layout of the villa appears perfect. A breathtakingly spacious entrance with an open gallery leads directly into the garden-facing living area with panoramic windows and an open fireplace. The kitchen and dining area are also exceptionally large.
On the upper floor, in addition to the gallery, which also offers a fantastic view of the garden, there is the master area with a terrace overlooking the garden, luxury bathroom and walk-in dressing room. There is also a further bedroom with adjoining bathroom on this level.
The top floor offers three further rooms, a bathroom and a large roof terrace. The fitness area with sauna completes the villa in the basement. There are also two further bedrooms and a bathroom for guests and staff. There is also plenty of storage space here. The garage is directly connected to the first floor via an airlock.

Historic old villa in the center of Hamburg: Conversion to a high-end smart home
In this case, we can speak of a stroke of luck. Not only did we encounter a very cultivated, open and open-minded client, but the existing historic villa in Hamburg’s city center was also exceptionally robust in many respects. It was therefore a great pleasure for our team to identify the specific needs of the client on the one hand and to develop creative strategies, concepts and extension ideas on the other, which managed the balancing act between preservation and renewal, between classicism and innovation or between dream and reality.
The elevator ordered in combination with the improvement of the attic connection to the rest of the house resulted in a roof structure that also improved the daylight situation. Functional layout changes, combined with modernization and additions to the facilities such as kitchen, gazebo, bathroom, open space design or indoor swimming pool, combined with very careful materialization, construction, artificial lighting elements, colour schemes, furniture consultations or atmospheric considerations, made the work on this property simultaneously challenging, rich and satisfying. You could say that mépp’s entire expertise shone through wonderfully in this straightforward task of converting a detached house.

Development of a 1500 square meter plot for a smart home villa with lake access on Lake Starnberger See. In order for the basement to be excavated, the excavation pit had to be sealed against water with sheet piling. In addition, pumps permanently extract water. The degree of difficulty involved in constructing such a smart home villa is many times greater than under “normal” conditions.
